Builders in the Southern Suburbs
The Southern Suburbs are older houses, tree cover, and a mix of cottages, double-storeys and a few much larger plots in Constantia. Renovations are more common here than greenfield new builds.
Get Instant MatchWhat people actually renovate
Claremont and Rondebosch have Main Road density and then quieter residential streets of doubles and older houses, some of them let to students. Observatory and the Woodstock edge, which people sometimes group with this side of town, are small Victorian houses on tight sites. Constantia is larger plots and older family houses. Plumstead is mid-century family houses. Pinelands is a garden-city pattern of single-storey homes where an extension has to sit quietly on the street.
Heritage rules apply to some properties and not to their neighbours. We will not tell you that your house is exempt. Ask the City about your erf before a builder removes a facade.
What to put in the first message
Say the suburb and whether the house is a cottage, a double, or a larger plot. Mention a tile roof leak if you can see a ceiling stain before you ask for new finishes.
Questions
Why is there no new-build page for Claremont?
Empty stands are not the normal job there. A new-build page would be filler.
Do southern suburbs roofs take the same weather as the coast?
They take winter rain, but not the same salt load as Camps Bay or Sea Point. Tile valleys and box gutters show up more often than balcony membranes.
Can I ask about Newlands or Kenilworth?
Yes, in the form. We have not written separate pages where we would only be changing the suburb name.
