The Northern Suburbs run from Goodwood, Parow and Bellville out through Durbanville, Brackenfell and Kraaifontein. The housing changes on that drive, so a single ‘northern suburbs builder’ sentence is not enough.

Bellville and Parow still have older face-brick houses and a commercial strip along Voortrekker Road. Extensions there are often a bedroom on a modest stand, with a tiled roof to tie into and a boundary already close. Durbanville and the hills toward Kenridge and the wine-farm edge are more often estate houses. The estate wants a colour and a drawing. The City may still want a plan. Kraaifontein and the northern edge are where new houses and first extensions on newer pockets come up.
