A new house is a different enquiry from a renovation. It needs a stand, drawings, and usually NHBRC enrolment. Ask the builder for their own registration details. This website does not enrol houses and is not an inspector.

The pages we publish are Durbanville, Somerset West, Parklands and Kraaifontein, because those are places where a vacant or semi-developed stand is a normal brief. We do not publish a new-build page for Sea Point or Claremont. There is almost no empty suburban stand there, and a copied page would be misleading.
Soil and wind still matter. Parklands is sandy and close to the coast. Kraaifontein is a northern growth area with mixed older and new pockets. Durbanville hills catch wind. Somerset West estates sit toward Sir Lowry’s Pass. Say which, and whether you already have plans.

What to put in the first message
Say that you have a stand, name the suburb, and say whether drawings exist. Mention slope and whether water and sewer are on the erf. A new house enquiry without a stand is not something this site can price.

Do you sell stands?
No. You need the erf already, or a sale agreement of your own. The enquiry is about building, not about finding a plot.
Who appoints the engineer?
You or your builder, in writing. This site does not appoint professionals for you.
Can I start from a sketch only?
You can enquire with a sketch. A builder may still refuse to price until there are drawings.
